We are delighted to be able to offer this outstanding villa in the upmarket Florida area of Denia, a short walk to the beaches of Las Rotas.

The detached villa is set over 2 floors that are connected via an internal staircase leading from the enclosed naya to the downstairs lounge area.

Entering the house from the top floor main doorway takes you into the hallway with doors leading to the bedrooms and family bathroom. Both bedrooms are of a similar size with built-in wardrobes and the slightly larger benefitting from air-conditioning. On the opposite side of the hallway is the family bathroom which consists of a full sized bath with shower over, a large sink unit and a WC. Also on this side of the hallway is a storage cupboard containing the water heater for the top floor.

At the end of the hallway there is an archway on the right entering the kitchen and one straight-ahead which leads into the lounge. The kitchen is semi open with granite worktops which opens onto the lounge forming a breakfast bar.
The Lounge is full of light having windows on 3 sides. There is a large picture window that looks directly towards the sea framing the most amazing view. Also within the lounge is a wood-burner and and air-conditioning unit. From the lounge the is a large entrance that leads to the dining area with huge windows that faces West towards the Montgo and fantastic sunsets.
From this area there are a set of double doors that lead through to the enclosed naya. This room is where you can truly appreciate the fantastic views that the house has to offer. You can see the ferries heading to and from Denia and Ibiza and the recreational day boats.

From the naya there is a door leading to stairs that head down to the lower ground floor. On this floor there is an open lounge area with a TV and a fireplace on the wall and a built-in cupboard with a wine/water fridge. Going up a small step takes you into the large master bedroom with a ceiling fan and an air-conditioning unit. At the far end of the bedroom is a door which leads into a large walk-in wardrobe being the length of the bedroom. At the other end of the lounge area are 2 doors, the one on the left leads into the amazing bathroom. This very large bathroom consists of 2 basin units with illuminated mirrors over, a walk-in shower, a very large roll-top bath and a WC. The room has marble effect floor and wall tiles giving a luxurious feel. The other door from the lounge leads outside.

The house sits in a private plot which is laid out on various tiers and giving distinct areas. The top has a large South-facing terrace, perfect for winter dining, from this terrace is a good-sized utility room and a large decked area with a bioclimatic pergola over. Go down a couple of steps and then you are on the bar area with the covered bar / BBQ room, again with outstanding views of the sea. A few steps further down and then you reach the swimming pool area with it's terrace for sunbathing.

Further down the garden there are grassed areas, an orchard and a double garage. There is lots of additional storage under the house which is accessed by a full sized door to the side.

Note, there are a lot of steps to reach the house, it will not be suitable with people with mobility issues. However, the pay-off is that you have some of the best views in Denia!
