Finding and moving in to a new home can be stressful, especially in a foreign country, it doesn't need to be when you rent through Sunset Rentals. We pride ourselves in delivering a great service not only to landlords, but to tenants as well. We listen to your requirements and supply quality properties that fit your needs and budget. Specialising in the area of Javea and Moraira in the Costa Blanca North, an area that we have been renting and managing dream homes in for the last 15 years.

We demonstrate our integrity and honesty by publishing our fees to tenants and landlords on our website. Our fees never change depending on the circumstances of a rental agreement.

Our fee to tenants is equivalent to half of one months rent for a 12 month contract. For less than twelve months it is pro-rata.

How does long term renting work with Sunset?

  • We find you the property you want to rent long term in the beautiful location of Javea and Moraira area of the Costa Blanca North.
  • Some negation in monthly rental costs may be possible.
  • To reserve a property and remove it from the market you need to put down a holding deposit of the equivalent to one months rent. This holding deposit becomes part of the security deposit when the contract commences. If for any reason you pull out of the rental then you lose this holding deposit.
  • The standard refundable security deposit is the equivalent of 2 months rent.
  • Rent is paid monthly in advance.
  • There is an agent administration fee of the equivalent of 50% of the monthly rental charge for a 12 month contract. Pro-rata for shorter winter rentals.
  • As a tenant you are responsible for paying utility bills, such as water, gas, electric and telephone (if required), as well as the local annual rubbish collection charge.
  • The owner is responsible for maintaining the structure of the property, repairing and replacing broken appliances where contractually applicable. Paying the community fees and rates for the property unless otherwise stipulated and agreed in the contract.
